The number of new listings in May in the Denver metro area was lower than any other May since 2012. Homes are going under contract quickly, while the number of new listings are not keeping pace with demand. The average closed price for homes was $620,670, this includes both attached homes and single-family detached homes. This is a rise of 26% year over year. Single-family homes sold for an average price of $697,368, up 29% year over year. In May, homes spent an average of 11 days as active in the MLS, which is 13 days fewer than May 2020.
